Sutton Estate With Show Jumping Arenas Breaks Suburb Record

This gated sanctuary spanning 16.18 hectares has smashed past the suburbs record sale by over $1 million, selling for $4.75 million.

The house at 57 Vaughan Drive, Sutton NSW affectionately known as ‘LouieLou’ is one of a kind, coming with world-class flood-lit dressage and show jumping arenas with SOLITEX surface, alongside nine-horse stables a horse wash bay.

“It is a very unique property,” VERV Canberra Director Jason Roses said.

“We had a lot of interstate enquiries, some of the buyers were looking because it has some of the best equine facilities in Australia, so we had people that specifically loved it for the purposes of equine. We had a lot of people reckon it is the best facility in Canberra for horses, you are buying this grand estate that has all the trimmings you could want in a property of that calibre, plus exceptional horse facilities.”

However, not everyone was as interested in the equestrian aspect of the property, some just wanted an expansive and luxurious abode.

“A lot of people wanted it for what it was, which was this grand estate, private, behind beautiful electric gates and down this long winding driveway,” Roses said.

“Really we had two types of buyers, the majority of them were interstate, we had a lot of Sydney buyers that came down to look at the home. The eventual buyer was a local business family from Canberra,” he added.

Roses said a few of the buyers were interested in a tree change, which this property offered a unique twist on.

“Where that estate is located, it is within 15 minutes to the Canberra CBD, and so for a lot of people that live in Canberra, for them, it represents a rural change within a very short drive,” he said.

“People are wanting something on a bigger block, they have space, privacy it is generally quiet, so a lot of people want to move out of the cities and into something that is rural. The important factor in this property, being that the proximity is still so close, it isn’t the traditional tree change.”

The main home is a tranquil masterpiece, with 605.35 sqm square feet of living space, it has more than enough space for family living at an impressive scale. Every inch of this home captures the gardens that surround it, thanks to outstanding attention to detail and premium inclusions. This private resort can accommodate friends and family thanks to a variety of entertainment opportunities.

“Sutton typically has a lot of beautiful older estates and a lot of private business people own the majority of the homes, as what they are after is privacy,” Roses said.

“It is a fairly tightly held area, properties don’t come up often because the people that are buying are wanting to raise their families. A lot of people that I know in Sutton have lived in the area for 20 plus years,” he concluded.
